Rural Housing Rental Rates in China: Regional Differences, Influencing Factors, and Policy Implications

Through recognition and mastery of the regional differences influencing factors China’s rural housing rental rates, we can better understand changes in functional attributes homesteads deepen reform “separating land ownership rights, contract management rights” homesteads. Accordingly, this paper uses village residence data from China Labor-force Dynamics Survey to measure degree rates at province level empirically analyze with villages (residences) as measuring unit. The study yields four main findings. First, behavior exists varying degrees vast majority provinces nationwide. Second, according spatial distribution pattern, are generally high eastern coastal region low central, western, northeastern regions, mainly reflecting unique characteristics region. Third, although economic development is important, it not only factor explaining rates. Fourth, influenced by a combination three types factors: physiographic, socioeconomic, governance factors. Among them, such proximity suburban areas, proportion non-local permanent residents, annual per capita income, infrastructure conditions have significant positive effects, whereas distance administrative centers, reliance on funding higher-level authority committee, harmony between cadres negative effects. By interpreting policy implications these findings, hope provide reference for localized, categorical homestead system.
